32 Point Planned Maintenance Agreement

Indoor Unit:

1. Inspect and clean blower assembly

2. On older models, lubricate motor and inspect and replace fan belt if needed

3. Check combustion blower housing and clean as necessary

4. Inspect evaporator coil, drain pan and condensate drain lines. Clean as needed

5. Inspect for gas leaks in gas furnaces

6. Inspect burner assembly—clean and adjust as needed

7. Inspect ignition system and safety controls—clean and adjust as needed

8. Inspect heat exchanger or heating elements

9. Inspect flue system

10. Inspect control box, associated controls, wiring and electrical connections

11. Check air filters and return air chase

12. Inspect conditioned airflow system (ductwork)

Outdoor Unit:

13. Inspect unit for proper refrigerant level and adjust if necessary

14. Clean dirt, leaves and debris from inside cabinet

15. Inspect base pan for restricted drain openings—remove obstructions as necessary

16. Inspect coil and cabinet—clean as needed

17. Inspect fan motor and fan blades for wear and damage—lubricate as needed

18. Inspect control box, associated controls/accessories, wiring and electrical connections

19. Inspect compressor and associated tubing for damage

While System is Operating:

20. Monitor system starting characteristics and capabilities

21. Listen for abnormal noise

22. Search for source of unusual odors

23. Monitor air conditioning and heat pump systems for correct refrigerant charge

24. Measure outdoor dry bulb temperature

25. Measure indoor dry and wet bulb temperature

26. Measure high and low side system pressures

27. Monitor gas furnace for correct line and manifold gas pressure—make adjustments as needed

28. Measure temperature rise and adjust airflow as needed

29. Check vent system for proper operation

30. Monitor system for correct line and load volts/amps

31. Monitor system operation per manufacturer's specifications

32. Provide system operation report and recommend repairs or replacement as necessary
